Overview

These Terms of Service govern access to and use of services provided by Boarded to Built, including website access, monitoring services, property services, reporting tools, and related offerings. Agreement to these terms is required to use the Services. By engaging B2B, you confirm that you have read, understood, and accepted these Terms in full.

Nature of Services

  • Property monitoring — vacant and occupied
  • Inspection and reporting services
  • Risk mitigation services and emergency response coordination
  • Property stabilization and field documentation
  • Related consulting and data services

Services are observational and reporting-based and do not constitute guarantees of condition, prevention, or outcome. B2B does not provide security services, law enforcement, emergency response, or property management unless separately contracted.

No Guarantee of Results

Monitoring and inspections reduce risk but do not eliminate it. B2B does not guarantee prevention of trespassing, theft, damage, code violations, or deterioration. All services are provided on a best-efforts basis. Actual property outcomes depend on conditions outside B2B's control including access, weather, third-party actions, and local regulatory changes.

Client Responsibilities

  • Provide accurate property and access information
  • Maintain required insurance coverage on the property
  • Ensure legal right to grant property access to B2B field personnel
  • Notify B2B of known hazards, structural risks, or active safety concerns
  • Comply with all applicable local, state, and federal laws regarding the property

Clients remain fully responsible for the property, its condition, and all associated liabilities regardless of B2B's engagement.

Access & Entry

By engaging B2B, clients authorize field personnel to access the property and generate documentation including photos, video, and written reports. Clients acknowledge that access may involve normal operational risks associated with vacant property inspection, and B2B is not liable for incidental impacts from reasonable inspection activities.

Independent Contractor Status

B2B and all field personnel operate as independent contractors. These Terms do not create an employer-employee relationship, agency authority, franchise, joint venture, or partnership between B2B and the client.

Fees & Payment

Services are billed per agreed pricing or on a subscription basis as outlined in your service agreement. Fees may be updated with advance notice. Non-payment may result in service suspension, termination, or referral to collections. All fees are earned upon service delivery per our Refund Policy.

Reports & Data

Reports, images, and data provided by B2B are informational only and reflect conditions at a specific point in time. They should not be relied upon as engineering reports, structural certifications, legal determinations, or municipal code compliance certifications. B2B reports are field intelligence tools — not professional licensed assessments.

Limitation of Liability

B2B shall not be liable for property damage, theft, vandalism, lost income, tenant displacement, or consequential damages of any kind arising from or related to the Services.

Our total liability shall not exceed the amount paid for Services in the previous 3 months.

Indemnification

Clients agree to indemnify, defend, and hold harmless B2B and its officers, contractors, and agents from any claims, damages, costs, or expenses arising from the property, use of the Services, inaccurate information provided by the client, or failure to maintain the property in a safe condition.

Third-Party Services

B2B may coordinate with or recommend third-party vendors for services outside our direct scope. B2B is not responsible for the performance, pricing, licensing, or outcomes of any third-party vendor, even where B2B facilitated the introduction or coordination.

Termination

Services may be suspended or terminated by B2B for non-payment, unresolved safety concerns, or material misuse of the Services. Clients may cancel per the terms of their service agreement and in accordance with our Refund Policy.

Changes to Terms

B2B may update these Terms at any time. Updated Terms are effective upon posting. Continued use of the Services after posted updates constitutes acceptance of the revised Terms.

Governing Law

These Terms are governed by the laws of the State of California, without regard to conflict of law principles. Any disputes arising under these Terms shall be resolved in the appropriate courts of California.
